WHY THE ELECTION?

The By-Laws of the Association require an annual meeting and the election of a new Board of Directors each year, consisting of five members.

WHAT DOES THE BOARD OF DIRECTORS DO?

The five members of the Board are responsible for the business affairs of the Association. They have the authority to operate and to manage the Association's common areas and facilities, as well as the authority to enforce the CC&Rs and By-Laws.

WHO MAY VOTE?

Only unit owners may vote. Renters may not vote. If a unit is owned by one person (or a trust, corporation, etc.) that person can vote for the unit. If a unit is owned by more than one person, the owners must choose one person to vote for that unit. The owners cannot split their vote. The owners must decide amongst themselves how their unit is going to cast its five votes. If they can't agree, the unit loses its votes.
Voting for the Board of Directors is CUMULATIVE. .

WHAT DOES CUMULATIVE VOTING MEAN?

 Each unit has five votes. A voter can cast his five votes for one candidate, or he may divide his votes among as many candidates as he likes, as long as he doesn't cast more than five votes.

THERE ARE TWO WAYS TO CAST YOUR VOTES

1. You may attend the annual meeting on election night and cast your ballot in person,                                                   OR

2. You have the right to "vote by Proxy." This means you may cast your votes among the candidates on your proxy or you may designate the President or anyone else to attend the meeting as your appointee. NOTE: UNSIGNED PROXIES ARE NOT VALID. ALSO, THE PERSON YOU DESIGNATE, AS YOUR APPOINTEE MUST ATTEND THE MEETING OR YOUR PROXY IS NOT VALID.
